Thinking of taking a cash offer.. Think Again!

Here are a few different types of cash offers.

1. (wholesale offer) this offer normally take 30 to 45 days to close. The buyer poses as having the cash to buy your home but in most cases will not have the cash. He will act as a middle man that will put your property on the market at one price and assign it to some other buyer for another price... Then he reaps a benefit that can range from $10,000 to $40,000 or more... Or, in some cases he leaves you at the closing table with no buyer or sale... 

Here is what to look for in this type of offer;

((and or assigned)) in the buyers area of the contract.
The second tell is the 30 to 45 day closing.

If it is a true cash offer, you can close it in 7 days if your title is clear.

2. Low ball offer, close fast and placed back on the market at a much higher price.

This offer is given without even seeing your home.

Never sell your home unless you have a clear understanding of what your home is worth!
