Home Sale Tips

  •  Price it right. Set a price that is realistic.
 
  • Make your house market-ready. Remove clutter, and distractions, you want your home to appeal to everyone! Pack-up personal pictures and collections, less is best! Remove any extreme paint colors and repaint with neutral tones. Remove collections from kitchen and bathroom counters; it will make the space seem larger. View your home as a product to sell. Take a field trip to look at model homes in the area to see what the buyers expect!
 
  • ASK your agent to be honest. At this point, you need to detach yourself from the personal attachments with your home (this is easer said then done) and be quick to follow through with the listing agents suggestions! It is not personal, do not take it that way.
 
  • Curb appeal is important. If potential buyers find the it drive up unappealing, chances are they will not look inside the house. The front door has to look good.
 
  • Smell is important. Purchase some plug-ins, and be careful to remove odors after cooking.
 
  • Pets and other cultures. Some cultures fear pets and will not even get out of the car to view your home if pets are present!  
 
  • Be flexible about showings. It only takes 7 minutes to buy a home, and it is an emotional decision! If you decide not to show your home, chances are the buyers will buy the home down the street! Let’s look at it from a buyers perspective. If you go to Wal-Mart, would you wait an hour, or come back the next day, to see a product? No, you would simply go to another store! It’s exactly the same concept!
 
  • Be ready for the offers. Decide in advance what price and terms you find acceptable. Have your moving plans in place.
 
  • Do not refuse to drop the price. If your home has been on the market for more than 60 days without a showing or offer, be prepared to lower your asking price.
 
  • Make sure the MLS website is at its best. Do not be afraid to ask your agent for better pictures! A listing agent should provide the best representation of your property possible. It is critical that the pictures show your property in a positive way!  Remember that the MLS system has taken the place of the open house! Most all sales originate from the website pictures and description. The website has to look good!
